A guarantor is another word for a cosigner, and by definition, a guarantor is someone who guarantees to be legally responsible for paying the rent as stipulated by the lease, but only if the tenant cannot pay for one reason or another.

Why Is a Guarantor Required?

A guarantor provides security to the accommodation provider, ensuring that rent will be paid even if the tenant is unable to meet their financial obligations. While not always mandatory, a guarantor is often requested under the following circumstances:

  • The applicant is not registered as a student;

  • The accommodation provider specifically requests a guarantor;

  • The applicant has a limited or negative credit history;

  • There are multiple applicants, and providing a guarantor strengthens the applicant’s position.


How Does Someone Become a Guarantor?

Once the applicant provides the details of a potential guarantor, that person will automatically receive an email from Internationals in the Netherlands (IITN), informing them they have been nominated as a guarantor.

This email will also explain that a second email will follow shortly, containing a secure link to complete a guarantor verification form.

Important: All communication regarding the guarantor process is handled by IITN.


Documents Required

To verify the financial capability of the guarantor, the following documentation must be submitted via the verification form:

  • Proof of bank account ownership: A bank document or statement clearly showing the guarantor’s full name and IBAN.

Additional information may be requested depending on the applicant’s situation.


Signing the Agreement

After the form is completed and reviewed, the guarantor will receive a second email with a link to the guarantor agreement, which must be signed digitally via eSignatures.io.

The agreement will include:

  • The applicant’s details

  • The accommodation address

  • Financial terms and responsibilities

  • The tenancy period

  • Legal terms (available in both English and Dutch)

Once the guarantor signs the agreement, IITN will proceed to finalise the tenancy agreement with the tenant. Both the tenant and guarantor will receive a signed copy for their records.


What Happens Next?

After the agreements are fully signed, the applicant becomes the official tenant and is the primary point of contact.

As a guarantor:

  • You will only be contacted if the tenant fails to meet a financial obligation.

  • If rent remains unpaid 30 days after the due date, and the tenant is unresponsive or their deposit has already been used to cover outstanding costs, IITN may contact you as guarantor for payment of the remaining balance.
